Considerations for financing properties in Thailand
Can persons with a Dutch or Belgium nationality easily gets mortgage with a Dutch or Belgium bank for Thai real estate (land, villa, condo)?
Belgian or Dutch banks, e.g. ABN AMRO, ING, Rabobank don’t provide morgages for real estate purchases outside the EU. Some people report that ING might be the most flexible.
Main reasons for this resistance to finance are:
- Legal complexity (foreign land ownership restrictions in Thailand)
- Risk of enforcement (banks cannot easily repossess or register collateral)
- Different property and banking systems
Conclusion general speaking:
You cannot directly get a mortgage from a Dutch bank secured on Thai property.
Possible alternatives
While Dutch banks won’t provide a Thai property mortgage, there are indirect or hybrid routes:
Option A: Use equity from property in the Netherlands, Belgium or elsewhere in EU
If you own a home in the Netherlands:
- You can request a second mortgage / increase in your existing mortgage based on your current property’s value.
- The released equity can then be transferred to buy property in Thailand.
- The loan remains secured against your Dutch house, not the Thai one.
Important:
You must prove to the bank that the funds are for “investment or renovation” — most won’t accept “foreign real estate purchase” as an official purpose, so usually the money is withdrawn as general financing, leading to a higher interest rate to be paid compared to local/EU property to be financed.
Option B: Personal or investment loan in the Netherlands
If you don’t have property in the Netherlands:
- You might apply for a personal loan (persoonlijke lening) from a Dutch lender (up to ~€50,000–100,000).
- Interest rates are higher, but it’s simpler.
- You buy the Thai property with cash or -in case you transferred the money to a Thai bank account- with a cheque to seller, which -cash or cheque- is required anyway for most purchases in Thailand to demonstrate at Land Department during transfer of ownership that the deal is properly paid.
Option C: Mortgage or financing in Thailand itself
If you live or work in Thailand, or have Thai connections you trust:
- A few Thai banks (such as Bangkok Bank, UOB Thailand, or ICBC Thailand) offer mortgages to foreigners, but they are limited:
- Usually for condominiums only (foreigners cannot own Thai land outright).
- You must often show income in Thailand and a long-term visa (not to be expired soon).
- Loan-to-value (LTV) ratios are low (often 50% or less).
- Another route is foreign buyer programs via banks like UOB Singapore or HSBC Expat, which may finance overseas property purchases for high-net-worth clients.
Practical setup many Dutch and Belgian buyers use:
Most investors do this:
- Refinance their Dutch or Belgian home or use savings.
- Transfer funds to Thailand (showing proof of foreign transfer for land office documentation — “Foreign Exchange Transaction Form” or FET).
- Buy a condominium in their own name (if foreign quota allows) or buy land through a Thai company (careful: must comply with Thai company laws).
Tax and legal considerations
- No mortgage interest deduction in NL for foreign properties.
- Transfer money legally into Thailand under your name for proof of ownership.
- Always consult a Thai property lawyer before signing any deal, even a letter of intent or make verbal commitments or setting up a Thai company 2without their consult. Use preferably a well-established firm or ask references for a local lawyer with solid reviews. Be aware: doing business in Thailand follow different principles than we are used to in Europe.
Summary Table
| Option | Where Loan Comes From | What’s Used as Collateral | Typical Use |
| Dutch mortgage (refinance) | Dutch bank | Dutch property | Cash purchase in Thailand |
| Personal loan | Dutch lender | None | Small cash purchase |
| Thai mortgage | Thai or regional bank | Thai condo | Long-term residents only |
