Well then, as a foreigner (or better outsider), you have the nice idea to buy a house in blissful Thailand. Everything looks great. Top location, beautiful surroundings, super friendly people all! And then, as a Westerner, you enthusiastically get to work to wash the puppy quickly. The contact with the ladies of the real estate agency is super smooth, so let us go........... But it soon becomes clear, not everything is what you expect, think you should or can expect. Often you come up against a fog of ambiguity that you are trying to get an answer to. Something simple about how big the plot is, where is the plot situated in the large piece of land? Hard to get the exact info. The culture, customs and the way real estate is sold in Thailand is completely different from Europe. There is no independent notary who describes everything neatly. And not that there is bad will or bad intentions per se. Thinking and acting is simply different............ And by chance I ended up with Gerard of Your Property In Thailand. A bit of waiting, probing but very soon we understood that it was a lot more complicated than we thought. Juggling with Thai terms of chanots, leasehold 30-90 years, land office, distant family claims, the letter of intent to buy and you name it. It was always Gerard who helped us clearly and find the right way in the maze............ He always kept in mind that everything that is said, proposed is never or can never turn out to be to our disadvantage. If the text was a bit ambiguous, he always made sure that it came out clearly and sharply on paper............ Gerard was always 100% on our side. Sometimes he was hard towards the opposing team, sometimes hard as nails. Even though Thai people are often not used to that, it felt super good to us, safe because it prevented us from harming ourselves in the short or long term. Gerard had a super important voice in the negotiations and conversations with our lawyer, the agency and the seller. If it became 'too Thai' for him too, he immediately had his helplines assisting him............ When making tough decisions, his advice was always clear, but he left it up to us to determine which option we chose. Even though we stayed in Belgium and he stayed in Thailand, even though there was 5 hours time difference. The lines were direct, and it always worked super smoothly. We cannot remember any struggles or miscommunication throughout the process............ Without "Your Property In Thailand" we could never have brought it to such a beautiful end.
